What is Airbnb?
Since the company launched in 2009, it’s grown from helping 21,000 guests a year find a place to stay to helping six million a year go on holiday, and currently lists a staggering 800,000 properties in 34,000 cities across 90 different countries.
Airbnb is an online marketplace which lets people rent out their properties or spare rooms to guests. Airbnb takes 3% commission of every booking from hosts, and between 6% and 12% from guests.
There’s plenty of criteria to list for/search a property: from a shared room to an entire house, to having a swimming pool to having a washing machine. There are photos of the property, and the hosts/guests, with full map listing.
Airbnb is paying out billions to clients and you can be getting this money for your clients and taking a share. Imagine a business that requires no capital to get started. No ongoing overhead. Thanks to technology this is now possible.
Do I need an Airbnb Account?
No. We create the listing for you on our platform and add your property to Airbnb.
What are the costs of your services and how do you charge?
We charge 25% of the nightly rate after Airbnb’s fee and any cleaning fees (which guests pay). Laundry costs are included in the cleaning fee. The total Airbnb payout is paid to us, and then we pay your share via direct deposit on a monthly basis. GST will be charged.
What type of properties do you co-host?
Most of our properties are located, in tourist areas, CBD’s & popular wedding/sporting/entertainment locations. They need to be fully furnished and self-contained.
Can I block dates when I don’t want bookings?
Yes. You can block out any dates you choose, if there are no bookings already confirmed and preferably NOT during peak season. We request that you ALWAYS check with us as this can impact on your revenue if you book during times of peak.
We will need a minimum of 7 days’ notice if you are wishing to stay during that time. This will ensure the property is available and ready for your stay. During and after your stay you will be responsible for the professional cleaning and any other costs pertaining to your stay. You can use our cleaners at a cost to yourself.
Who pays for the extras?
The extras like Soap, Shampoo & Conditioner, Washing Powder, Dishwashing Liquid & Tablets, Garbage Bags, Tea, Coffee, Sugar, Milk, Toilet Paper etc will be covered in your On Boarding Fee. There is a minimum requirement set up for each property.
What about the linen?
Linen is included in your On Boarding Fee. Three sets of bedding and towels per person plus mattress & pillow protectors are to be available at the property. We use a local linen service and itemise after each check out.
Am I locked into anything?
Yes, you are locked into using our service for 12 months. Each contract is for a 12-month period. It’s the only way for you to understand your entire yearly return, as it always varies between peak season and low season, giving you a great average to work from.
I’m outta town for a while can I still use your service?
Absolutely! We recognize that keeping your listing running while you’re on holiday or a business trip may be stressful and difficult which is why we have you covered!
What happens if a guest damages my property?
The Airbnb Host Guarantee protects hosts up to $1,000,000. Please note Airbnb explains on its website that “certain types of property, such as jewellery, collectables and artwork have more limited protections. Hosts may want to secure or remove such valuables when renting their place and may want to consider independent insurance to cover such items. We do recommend you have landlord insurance, and on your policy it states for “short term rentals”, regardless of the coverage that Airbnb offers.
